We get asked loads of different questions when we visit our lovely clients on our initial consultation visits, these questions are as varied and individual as our clients and their homes, however, there are some regular recurring questions when it comes to extending one’s home, these are our top 8…….
1) Project cost, how much will it cost to build this?
A) This varies from across the country, a fair guideline is £1800 (inc vat) per M2sq.
2) What do we get for that price?
A) We would suggest that you would have a watertight structure with plastered walls ready to receive the personal touches like carpets, decoration & furniture which would all be an additional cost.
3) How long does planning permission last?
A) Typically, 3 years
4) Do you recommend any builders?
A) No, sorry, we do not recommend any builders, this allows us to remain impartial. Our best advice is to seek local recommendations from recent projects, Facebook & other online reviews.
5) How long does planning permission take to gain?
A) Guidance is 8 weeks, however on average 8-10 weeks is what we experience (due to pandemic)
6) How long will it take for Happinest to turn around the first draft drawings?
A) 10-14 working days on average
7) Will this work add value to my house?
A) Yes, adding additional floor space will invariably add value to your home, how much depends on the amount spent on specification, area added and contractor’s V’s self-build.
8) Can we build over or move drains?
A) Yes, however, there are specific rules to follow and in some cases some admin to be filed with the local water board which will incur a small charge (usually around £60-£80)
